JOB SUMMARY

The Technical Sales & Marketing Manager, CMMS is responsible for growing the top-line licensing revenues of CBRE’s Mainstream CMMS software-as-a-service products: ServiceInsight7 (“Si7”) and Crossform Global (“CFG”). Reporting to the Managing Director responsible for the product, the Technical Sales & Marketing Manager will:

(1) Drive the process of developing customer-centric product sales and marketing strategies to drive growth, as well as

(2) Personally lead sales activities, bringing prospects from identification through closing. This position will report to the Managing Director, CMMS and working collaboratively with colleagues across CBRE in Marketing, Digital & Technology, and Facilities Management in order to achieve objectives.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Winning external as well as CBRE-referred opportunities.

Pulling together the marketing and sales strategy to grow internal and external Si7 client base.

Developing specific product, value proposition, and pricing strategies for different user types and market segments.

Leading marketing, publicity, and web presence efforts to generate awareness of products and leads.

Consulting with product owners to inform development path towards customer demand / growth opportunity.

Generating leads, track progress, and report pipeline via Salesforce.com.

Drive contact with prospects using a defined sales process.

Conduct sales presentations and demos of CrossForm® Global (CFG) and Si7.

Liaison with technical staff as required for prospect meetings/demos.

Produce bid sheets/offerings, quotations using defined pricing methodologies for CFG and Si7.

Work to close on sales and transition/hand-off to Account Manager staff for implementation.

Develops strong relationships with solutions team, marketing, Digtal & Technology in order to optimize sales results.

Drives the use of the Finishing First process for pursuits that meet or exceed a materiality threshold.

Pulls together CBRE resources to define and target specific customer segment pursuit strategies (e.g. MidCap, Healthcare, Critical Environments, etc.) for the CMMS.

Embodies best practices related to Sales including identifying the universe of prospects, defining targets and objectives, meaningful marketing materials, high quality debriefs, continuous prospecting, proactive team formation, managing inbound and outbound referrals, pursuit lists, Finishing First, pipeline reporting, use of Salesforce.com and cross-selling.

Works with team members to inspire, coach, and maintain best practices for effective Sales and Marketing.

Works with leadership to perform gap analysis and maintain optimal growth strategies.

Helps to drive collaboration across the enterprise.

Plans, conducts and coordinates team meetings reviewing strategy, direction and goal tracking.

Serves as conduit for assisting ancillary sales teams in identifying resources and information within a complex platform and highly matrixed work environment.

Evaluates and reports on national and local industry and business trends that impact CMMS SaaS sales and growth.

Develops and maintains relationships with industry and trade associations, clients, vendors and professional organizations.

Performs other duties as assigned.

SUPERVISORY RESPONSIBILITIES

If CMMS lead generation and growth supports a dedicated sales staff in the future, then this position provides formal supervision to individual employees within the team.

Recommends staff recruitment, selection, promotion, advancement, corrective action and termination.

Plans and monitors appropriate staffing levels and utilization of labor, including overtime.

Prepares and delivers performance appraisal for staff.

Mentors and coaches team members to further develop competencies.

Leads by example and models behaviors that are consistent with the company's values.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) from 4-year college or university required.

Minimum of 4 years of related experience and/or training.

Prior sales experience and previous supervisory experience in a service organization preferred.

Experience selling SaaS Enterprise Software is preferred.

COMMUNICATION SKILLS

Excellent written and verbal communication skills.

Strong organizational and analytical skills.

Ability to provide efficient, timely, reliable and courteous service to customers.

Ability to effectively present information and demo enterprise software.

Ability to respond effectively to sensitive issues.

FINANCIAL KNOWLEDGE

Requires knowledge of financial terms and principles.

Ability to calculate intermediate.
